Two disclosed Northbridge sales range from $147,200 to $230,000 this period

NORTHBRIDGE -- Twelve property transfers were recorded at the Worcester County Registry of Deeds for Northbridge between June 19 and July 18, but sale prices were disclosed in only two of those transactions, limiting what can be said about the broader market this period.

MARKET OVERVIEW Of the 12 recorded deeds, two carried a disclosed consideration amount: $147,200 and $230,000. Based on those two figures, the price range for the period was $147,200 to $230,000, with a median of $188,600. The remaining 10 transfers were recorded without a disclosed sale price, which is common for certain deed types and does not necessarily indicate the properties changed hands for free. Three of the 12 transfers involved condominium units specifically: 26 Fletcher St Unit A, 139 Border St Unit C, and 111 Clubhouse Lane Unit 63, Building 16. One deed, for the Clubhouse Lane unit, transferred ownership from Mark A. Gibbs and Tara J. Gibbs to the Gibbs Legacy Wealth Trust with Mark A. Gibbs listed as trustee, a within-family trust transfer with no disclosed price. Another deed, for 230 Kelly Road, listed both a seller and buyer with the surname Kirwan; no price was disclosed and the deed data does not indicate the nature of the transfer.
