Northbridge Deed Records Show Just One Disclosed Sale Price In July

NORTHBRIDGE -- Eleven property deeds were recorded in Northbridge between July 10 and Aug. 8, according to Worcester County Registry of Deeds records, but only one of those transactions included a disclosed sale price.

MARKET OVERVIEW The registry recorded 11 property transfers in Northbridge during the period. Of those, one deed listed a sale price: $25,000. Because only a single price was disclosed, the price range and median sale price are both $25,000. With prices missing from 10 of the 11 recorded transfers, the raw count of 11 filings does not, on its own, support a conclusion about whether the local market was active or quiet during the period.

TOP SALES Only one of the 11 recorded deeds included a sale price, so the transactions cannot be ranked against one another by price. The lone disclosed transaction was recorded July 10 for $25,000; no street address was listed for the property, and the deed named Daviana Quezada as seller and Mortgage Electronic Registration Systems Inc. and Movement Mortgage LLC as buyers. The remaining 10 transfers recorded during the period all list price not disclosed: 5 Elm St. (recorded July 13, seller Freedom Mortgage Corp. and Christopher M. Kirwan); 61 Hillview Lane Unit 61 (recorded July 13, seller Prospect Heights Condominium Trust); 61 Hillview Lane (recorded July 13, sellers Sarah C. Tuffo and the estate of Joseph Paul Gulla); and 106 Sherry St. (recorded July 10, sellers John W. Smith and Amanda M. Smith). Beds, baths and square footage are not available from deed records for any of the 11 transactions.

NEIGHBORHOOD BREAKDOWN Two streets each had more than one recorded transfer during the period. Hillview Lane had two deeds recorded July 13: one for 61 Hillview Lane Unit 61 and one for 61 Hillview Lane itself. Sherry Street also had two deeds recorded July 10: 106 Sherry St. and 55 Sherry St. The remaining seven transfers were spread across separate addresses with no shared street: 5 Elm St., 63 School St., 149 Rumonoski Drive, 11101 Peters Farm Way Unit 14101, 155 Kelly Road, 608 Church St. and one transaction with no street address listed. Because only one transfer included a disclosed price, sales cannot be grouped into price tiers.
